  “I would like to report my first home purchase was a very good choice.  The response to my borrowed Rent to Own sign was incredible.  My coach Bill Bissett really had a winning combo, the colors and the message really stands out drawing attention to the property right away.  One hour went by and people were stopping on the street to copy the message phone number.  As I interviewed (14) different couples over the next 2 weeks, I was getting offers from most of them.  I had a gut feeling about a young couple who offered a $1,500 deposit to hold the property.  There credit check was acceptable.  They now Rent to Own my first property, after another $2,000 was given. 

I will receive $225 per month income plus $3,500 down for a total of $3,725 for the first month! How’s that for motivation!!.

Last week, I took possession of my 2nd home. I have already shown that home to some couples that were interested in my first home.  Offers are coming in, and my gut feeling is this will be another winner.

“Hi guys, here are the details for my second Rent to Own. Purchased for $119,000 with 5 percent down. My first payment is due June 1st. Lease option with a one-year buyout price of $129,900 or $134,900 for a buyout in the second year. I received $3,000 in upfront money, two months of monthly rent payment in advance at $1,095 each. In addition, the Seller paid for $4,000 of closing costs, $750 for electrical upgradess and $1,450 for concrete repairs. I spent $0 advertising. The yard sign is all I needed. I did invest $500 for cosmetic updates. My third home closes in June, and I am looking for my 4th now. I have several tenant/buyer leads from my showings the last two weeks. I truly look forward to continuing this until I can replace my income and be the next success story in an upcoming newsletter.”

“Being somewhat skeptical of the program, particularly the level of demand and interest that prospective tenants would have, I was overwhelmingly surprised at the response that I received when I began to advertise my first Rent to Own home. There clearly is a strong market out there for this type of product.
Working with my coach Jerry Quade during the purchase provided valuable experience and insight into the mindset of the Rent to Own tenant and was a great help in selecting the right home to purchase. Jerry also provided great advice in the advertising, showing and screening stages of the process, which helped me land a tenant fast.
All told, I was able to secure a tenant who put up a $3,000 down payment and has a strong income level (easing my fears about their ability to make the monthly payments) by running one 10-day ad in the newspaper. After advertising the home for just two weeks, my tenant was identified and within one additional week, I collected their down payment and had a signed lease agreement. Based on this experience, I am anxious to get underway with acquiring my next investment home.”

“I had been pretty disillusioned with all the money making schemes in real estate. I even spent several thousand dollars in “education”, only to get a box of books and a “coach” that was assigned to a hundred other people. Trouble was, they were out of state, and knew little about our local market here. When I came across Rob’s offer in the mail, it was like a breath of fresh air. “Rob, I want to take a moment to say thank you for the services that your company provides to the investors. We purchased our first property at 661 Babbitt in Euclid (which is a very busy street) on Nov. 17th, ‘05. We rented the property back to the seller until Dec. 1, which created $360.00 of positive cash flow right away. On the 2nd of Dec., we put our sign in the yard and within 13 days, we had received 24 calls - 5 rental applications which = 1 qualified tenant buyer. With $280.00 in positive cash flow per month at the end of the 18 month lease-option period, our net will be around $17,610.00. The best part is that we spent $0.00 in advertising.
